Asphalt FAQ

A properly designed and constructed parking lot or drive way rarely wears out just from traffic.   Surface deterioration is primarily caused by weathering, oxidations, and the destructive effects of chemicals.   These external elements that can destroy your asphalt investment can be prevented with a proper asphalt maintenance plan which includes sealcoating every 2 to 4 years.

We recommend that you keep traffic off of your parking lot or drive way for 24 hours after it has been sealcoated.   This will allow your sealcoating properly dry ensure you get the maxim protection from your sealcoating investment.

Neglected cracks allow water to penetrate underneath your pavement.   The moisture softens the subbase and traffic causes further damage.  Once the deterioration begins, it is accelerated by freeze/thaw cycles.  Before long a small crack has become a large pot hole.  Hot applied Thermo-Sealants provide any easy, cost effective way to properly seal cracks, stop water penetration and prevent costly repairs.

Sealcoating is a protective coating, formulated to protect all asphalt surfaces from weather, oxidation and chemicals.    

New asphalt should be allowed to cure for a minimum of 30 days prior to applying sealcoating. After your first coating, your parking lot of driveway should be sealed every 2-4 years depending on traffic and wear.
